REAL ESTATE
The Cohen Seglias Real Estate Practice Group has an established deal-making history representing buyers and sellers in a broad range of real estate matters. With a combined experience of 150 years structuring business deals and closing transactions, our attorneys draft and negotiate a variety of transactions all while providing counsel on numerous other issues affecting the outcome of your matter or project. Working closely with other practice areas within the Firm gives our clients access to the full range of Cohen Seglias’ legal services. Rather than practicing in a silo, our real estate attorneys collaborate with other departments such as Construction, Commercial Litigation, Creditors Rights, and Wealth Preservation. This all-hands team approach enables the Firm to represent clients in the most challenging multi-dimensional matters such as defending condemnations and governmental takings.

PURCHASE AND SALE
From the typical residential purchase and sale to sophisticated commercial acquisitions and complex financing our attorneys understand the structure and art of real estate deals. We assist our clients with agreements of sale, financing documents, zoning and subdivision approvals as well as tax free exchanges.

PROSECUTION AND DEFENSE OF TITLE CLAIMS
Title issues often complicate the purchase, sale and financing of real estate. We recognize roadblocks early and provide our clients with practical solutions to issues that prevent deals from moving forward. Through its relationship with several national title insurance companies, the Real Estate Practice Group provides curative title solutions and title defense that preserves value and property rights of owners, lenders and insurers.

REAL ESTATE FINANCING AND RESTRUCTURING
In a challenging real estate market, debt and financing are key components in most transactions. Cohen Seglias represents secured creditors and investors, developers and owners. We assist our clients in pursuing or preventing foreclosures, the acquisition of failed projects, the refinance of failed projects, the restructuring and completion of stalled and failed projects and other workout related matters.

CONDOMINIUM AND COMMON INTEREST COMMUNITIES
We draft documentation for condominiums and other common interest communities such as mixed-use condominiums, commercial and industrial condominiums, large and small residential developments, conversion condominiums and fractional ownership projects

COMMERCIAL AND RESIDENTIAL LEASES
Representing both landlords and commercial tenants in the drafting, negotiation and enforcing of commercial and residential leases, our attorneys have a deep understanding of the legal and business issues involved on both sides of the equation. Our Commercial Leasing Practice encompasses the full spectrum, from the short-term lease of a small office suite to complex agreements for anchor tenants of large shopping centers, and everything in between.
