Practice/Industry Group Overview
In recent years, the nature of the real estate industry and the sources of capital for real estate transactions have changed significantly. Gardere’s Real Estate group has been at the forefront of these changes, playing major roles in portfolio acquisitions, dispositions and financings throughout North America. Our practice is transaction-oriented, and our lawyers are trained to be problem solvers and "deal makers," not deal breakers. At Gardere, our attorneys take pride in finding creative and cost-effective solutions to our clients' complex problems in the areas of real estate and real estate finance.
A significant part of our real estate practice involves the traditional representation of developers, lenders, equity investors, major corporate tenants/users, owners, contractors, architects, consultants and brokers in connection with a wide range of projects and issues. Our real estate lawyers counsel large and small clients ranging from entrepreneurial local and national development firms and investors to money center financial institutions, pension funds and their advisors, publicly traded real estate investment trusts and Fortune 500 companies. We provide a full range of legal services in connection with all real estate related aspects of our clients' business including:
- development
- acquisition
- disposition
- financing (debt and equity, public and private)
- leasing (landlord and tenant representation)
- operation and management.
Although the Firm's offices are located in the Southwest, our real estate practice has a broader geographic scope and includes work for domestic and foreign clients on transactions and projects throughout the United States, Mexico, Canada, and the Caribbean, including a significant number of recognizable downtown and suburban developments.
Several of our attorneys have developed unique skills in specialized areas of the law, such as the formation of complex partnerships, joint ventures, limited liability companies, tax exempt title holding companies and other vehicles for the ownership of, or investment in, real property, the development of specialized resort and entertainment facilities such as concert venues, hotels and golf courses, and residential lot development and related public financing via municipal utility districts.
