Practice/Industry Group Overview

The real estate, development land use and financing practice group at Holme Roberts & Owen LLP (HRO) includes a number of lawyers who provide services in all of our regional offices. We offer property owners, institutional investors, developers and lenders a complete range of legal services for real estate acquisition, financing, public law, leasing, development, management and disposition. Our lawyers serve our clients in the Rocky Mountain region, nationally and abroad.

We work closely with other practice groups such as tax, securities law, and environmental to offer efficient and cost-effective legal services relevant to the needs of each transaction.

Real Estate Lending

We have experience in a wide variety of commercial lending transactions. As primary outside counsel to one of the region's largest banks, we are the leading real estate lending firm in the Rocky Mountain area. Our real estate lawyers also serve many out-of state lenders on a local-counsel basis, addressing their real estate portfolios in this region.

Development

We have in-depth experience in all areas of development including land use and planning, zoning, special districts and residential and commercial covenant controlled communities. As counsel to many companies seeking to develop land for industrial, commercial or residential use.

Hotels and Mountain Resorts We serve owners and operators of hotels and recreational resorts nationwide and abroad, including acting as general counsel for many years to the nation's largest independent owner and operator of hotels and resorts. In the Rocky Mountain region, we represent the developers and owners of many of the major ski resorts in Colorado, and we have represented the owner or lender of every major hotel in downtown Denver.

Industrial Parks, Shopping Centers and Other Real Estate

Our lawyers provide real estate support to the clients of the firm.

Office Buildings

Our lawyers provide local representation to central business district and Denver Technological Center office towers, including their leasing activities.

Public Law and Land Use

Lawyers from varied practice disciplines form an interdisciplinary team to assist clients in addressing the legal issues surrounding land use and public law. Our attorneys offer experience in land use planning, development, conservation, municipal government, working with local, state and federal government officials and agencies, finance and environmental and natural resources matters.

Airport Development & Stapleton Redevelopment

Through our representation of developers and owners of land adjacent to Denver International Airport, we are familiar with issues associated with the northeast corridor of Denver. HRO has also represented Stapleton Development Corp. in the rezoning of the old Stapleton Airport site HRO has also represented Stapleton Development Corp. in the rezoning of the old Stapleton Airport site and Forest City Stapleton, Inc. in connection with its construction projects.

Gaming Resorts

Since limited stakes gambling was legalized in Colorado for the communities of Central City, Black Hawk and Cripple Creek, the firm has represented property sellers, lenders and investors and casino owners and developers in this burgeoning industry.

Loan Workouts and Restructuring

We have substantial experience in all aspects of loan workouts and restructures, foreclosures, receiverships and bankruptcies. Our workout group combines the skills and knowledge of a number of attorneys from several different practice areas. We have participated in transactions involving all types of collateral, including office buildings, multi-family residential, resorts, hotel, development and retail property. We are proud of having successfully negotiated settlements in some of the region's most complex loan workouts.
