Whether it is a purchase of multiple properties with complex layers of equity and debt, working closely with asset managers and brokers to detail lease portfolios for smooth operation, to handling site acquisition and development for retail centers, Irene brings sharp analytical skills and negotiating experience in virtually all aspects of commercial real estate with clients and other counsel around the country.
Irene has represented clients in industry matters such as:
•A $100 million transaction that entailed negotiation of lease with option to purchase of a high-tech industrial campus in Austin, Texas.
The purchase of a major Chicago office property for more than $500 million.
Negotiation of ground leases, development agreements and joint ventures for hotels and several mixed-use retail and multifamily projects.
Irene has been lead counsel to buyers and sellers in more than $1.5 billion worth of commercial transactions over the past few years. During the same time, she has represented landlords and tenants in various negotiations and advocacy involving a total of more than 2.5 million square feet of commercial leases. She is a regular speaker at legal and industry seminars and active in professional and community affairs.

Negotiated lease with option to purchase of a high-tech industrial campus in Austin, Texas, on behalf of a Fortune 100 company and the purchase of that property following subdivision and redevelopment into a call-center campus. Transaction valued at more than $100 million.
•Led the legal team in the purchase of a major Chicago trophy office property for a purchase price in excess of $500 million in the largest single-asset real property transaction in the country that year.
•Handled all of the leasing, and substantial refinancing and disposition work in every major Texas city for a national investor in office and retail properties.
•Negotiated ground lease of multistate package of pad sites to a restaurant developer.
•Represented owners of office, industrial and retail properties in Texas, Florida, Oklahoma, Arkansas, Arizona, Washington and other states in leasing matters, including property and asset management issues, lease workouts, collections and financing.
•Took a corporate client whose core business was not real estate through land acquisition, request for proposal for design-build project, all design-build construction documents, development of lease agreement form, management agreement, and lease-up of its new office.
•Coordinated the leasing, subleasing, and disposition of offices in multiple states and foreign countries for corporate client, working with in-house project managers and outside brokers to achieve cost savings as company expanded.
•Represented a municipal economic development corporation in a joint venture with the Dallas Stars to develop and operate a National Hockey League branded community ice rink center, including negotiation of construction agreement.
•Counseled clients in telecommunications agreements for their national portfolios.
•Represented municipal economic development corporations in ground leases, development agreements and joint ventures for a hotel and several mixed-use retail and multifamily projects.
•Advised national bank in an approximately $40 million construction loan-to-mini-perm to a national multifamily housing developer, complicated by inception of mechanic's lien issues.
•Negotiated and closed on new headquarters space for a not-for-profit client when time was short and money was tight, resulting in million-dollar savings to the non-profit over the new lease term.
