James Freeman advises clients on a broad range of real estate, energy and development matters. Mr. Freeman represents public and private companies, investment banks, developers and real estate firms in the following areas:
· major development projects
· design and construction of commercial facilities
· facilities management and building operations
· development and certification of "green" buildings and sustainable building operations
· installation and development of alternative energy systems
· commercial and retail leasing
· acquisitions and dispositions of commercial and industrial facilities
· legislative and regulatory developments involving climate change, alternative energy and "green" building requirements and incentives
Prior to joining Blank Rome, Mr. Freeman worked in Washington, DC as an attorney, and subsequently as a government relations consultant, where he represented clients in a variety of real estate, energy and environmental matters, including international and domestic energy development projects and government relations matters involving legislative and regulatory policy developments and program guidance.
Representative Matters
· Development of a mixed-use development in Jersey City, New Jersey, including golf course, clubhouse, restaurant, residential towers and townhouses, a private ferry terminal, and other amenities for residents and golf club members
· Design and construction of 2.3-million-square-foot global headquarters in New York City for international investment bank
· Drafting and negotiation of building services agreements for a professional sports stadium in Philadelphia, Pennsylvania, including implementation of "green" service provisions and the installation of a solar energy system at an associated training facility
· Drafting and development of template building services and facilities management agreements for an international investment bank for use at first class commercial office buildings located in New York City, Jersey City, New Jersey and internationally
· $1.7 Billion purchase of 86 apartment communities consisting of 26,069 apartment units located throughout 11 states
· $314 Million sale of 22 apartment communities totaling 3,437 units located throughout the Philadelphia suburbs and Eastern Pennsylvania
· Provide full service real estate services on an ongoing basis for the acquisition, sale, leasing and management for 270 sites owned or leased by a publicly traded company

Mr. Freeman is a volunteer attorney and member of the Board of Directors of Willistown's Okehocking Nature Center, where he assists with the design, planning, construction, funding and local governmental approval of the development of a LEED Certified nature center at Willistown's Okehocking Preserve in Willistown Township, Pennsylvania.
