Ms. Sper, a partner in the Richmond, Virginia office, has experience in all aspects of commercial real estate, including acquisitions and dispositions; acquisition, construction and permanent financing; loan workouts, foreclosures and the management and disposition of special assets; commercial leasing; and historic rehabilitation and low income housing tax credit transactions. Ms. Sper also has a public finance practice, representing a major institutional lender in connection with its direct bond purchases.
Ms. Sper's experience has included the following:
•Serving as local counsel for a national REIT in closing a $34,250,000 acquisition loan for the purchase of a 900,000 square feet power and lifestyle center in Richmond, Virginia.
•Negotiating commercial leases for a Richmond, Virginia developer of historic rehabilitation tax credit projects.
•Representing a national REIT as local counsel in connection with the financing for its sale-leaseback transactions throughout Virginia.
•Serving as tax credit counsel to a major financial institution investing in history rehabilitation tax credit deals across the United States.
•Representing a federal tax credit syndicator in connection with its investments in historic rehabilitation tax credit projects throughout the country.
•Counsel to two state tax credit funds with respect to their investments in historic rehabilitation projects in Virginia and Maryland.
•Handling all real estate work for a national developer involved in a $100,000,000 urban renovation project in Richmond, Virginia.
•Representing a national chain in the acquisition of bowling centers throughout the country.
•Closing commercial real estate loans for a major regional life insurance company.
•Representing the Virginia Retirement System in the purchase and sale of real estate throughout the country.
