Laura Gangemi Vignola concentrates her practice in various areas of real property law. She represents some of the largest developers in the southeast in connection with the acquisition, development, construction, financing and sale of multi-family residential, condominium, hotel, office, retail and industrial properties. Laura's practice includes the representation of developers, property managers and leasing agents in the negotiation of management agreements, leasing agreements, general contractors', architects' and engineers' agreements. She represents institutional lenders, Fortune 100 companies and borrowers in connection with secured financings. Such financings include acquisition, refinance, development, construction, revolving and permanent loans, letter of credit facilities, participations, modifications and workouts covering industrial, commercial, hotel, multifamily residential and condominium projects. Laura has wide-ranging experience in commercial leasing, and represents both landlords and tenants on leases covering office buildings, shopping centers and industrial space. She represents sellers and purchasers in connection with all types of real property. Although her practice focuses primarily in commercial real estate, it extends to other areas such as acquisitions and divestitures of businesses and pools of mortgage loans, stock, partnership and other asset sales, asset-based financing and negotiation of business entity documents.

· Represent a major Florida bank on a partially secured line of credit to Baptist Hospital in Miami-Dade County, Florida.

· Represent one of the largest national banks as lead counsel on a term loan facility secured by mortgages on eight shopping center properties in four states.

· Represent one of the largest national banks as lead counsel on a revolving line of credit for the purchase of real estate tax certificates in multiple states.

· Represent one of the largest national banks in connection with a leasehold mortgage loan on a Disney hotel in Orange County, Florida, which included a corresponding pledge of time share receivables.
