LeeAnn Baker represents institutional lenders, landlords, tenants and developers in a wide range of real estate matters. In particular, her practice focuses on leasing, financing and acquisition of commercial real estate. LeeAnn frequently represents high-tech and biotech companies in the acquisition, development and leasing of laboratory, R&D and administrative facilities as well as more traditional landlords and tenants in the leasing of multi-tenant buildings. LeeAnn regularly works with regional and national institutional lenders in real estate financing transactions secured by a wide array of property types.
Notable Experience
· LeeAnn represented Genzyme Corporation in connection with a substantial number of leasing and tenant-improvement projects, including its lease of office, laboratory, manufacturing and data center space throughout Massachusetts and nationally. Many of the leases included extensive construction provisions to adapt the space to Genzyme's laboratory, R&D, manufacturing and office uses.
· She represented a private landowner in connection with its development of 18 residential lots on a 118 acres parcel in Littleton, Massachusetts. The project included developing the site, obtaining permits and approvals from local and state authorities, negotiating conservation restrictions on the property and disposing of the lots.
· LeeAnn regularly represents institutional lenders in connection with construction, acquisition and bridge financing secured by a variety of property types, including office, retail, regional shopping malls, industrial parks, mixed-use projects, and commercial condominiums.
· She represented a private corporation in connection with a land swap project, which entailed acquiring a piece of vacant property, constructing a facility on the property for a third party and exchanging the newly-built facility for a separate parcel.
· LeeAnn represented AT&T Wireless Services, Inc. in connection with zoning approvals for its network of more than 200 wireless telecommunications facilities in the Greater Boston area, including appearing before zoning and planning boards and conservation commissions.
· LeeAnn represented a private developer in connection with a retail and office project financing.
