The attorneys specializing in affordable housing have a broad range of transactional experience in issues relating to affordable housing including income tax credit syndication, inclusionary housing agreements, tax-exempt bond financing, redevelopment agency subsidy agreements and related transactions. These attorneys have represented investors, lenders, developers, non-profit agencies and other participants in connection with investments in, and development of affordable housing. They make up an interdisciplinary team drawing from the firm's tax, real estate, business and public finance practice areas. They act as counsel to Community Housing of North County, San Diego Interfaith Housing Corporation, Greater Golden Hill Community Development, MAAC Project, San Diego Community Housing, Alpha III Development, Avalon Communities and the Encinas Group.

The low income housing tax credit experience includes the representation of non-profit and for-profit developers, general partners and investors.

In addition to the low income housing tax credit syndications, we represent general partners in syndications of limited partnership units to investors. We have been involved in over $150,000,000 of such transactions in the last two years.

The firm also has extensive experience negotiating and preparing inclusionary housing agreements in local jurisdictions. This experience includes the preparation of both "for sale" and "for rent" affordable housing agents, as well as "silent second" financing agreements for the local jurisdictions.

The public finance practice at Luce Forward has broad transactional experience. Attorneys with the firm have served as underwriter's counsel, developer's counsel, bond counsel and lender's counsel in a wide range of financing in the State of California. The finance practice includes tax-exempt and taxable debt offerings, redevelopment and other "public/private" development and redevelopment, conventional real estate secured finance, letters of credit and reimbursement agreements.
