Michael Phillipou is an associate in the firm's Real Estate practice group. He has experience representing sophisticated clients in a wide variety of real estate transactions including the acquisition, sale, design, construction, financing, management, leasing and zoning/land use planning of real property.
In addition to representing owners, operators and developers of real property, Mr. Phillipou has represented lending institutions in the structuring and negotiation of lending transactions.
Significant Matters
ˇ Represented Con Edison in the sale of nine acres of property in midtown Manhattan, including the Waterside Generating Plant, to a group headed by New York developers Richard Fisher and Sheldon Solow;
ˇ Represented a joint venture in all zoning and land use aspects of their bid to acquire Peter Cooper Village and Stuyvesant Town from MetLife;
ˇ Represented Lower Manhattan Development Corporation in all aspects of the redevelopment of the World Trade Center site including drafting and negotiating construction and deconstruction agreements, architect agreements, easement and conveyance documents;
ˇ Represented CIT in the $115 million construction financing of an underground natural gas storage facility in Louisiana;
ˇ Represented New York Public Library in a variety of transactions including the negotiation of a ground lease for a new library branch and the negotiation and drafting of construction agreements in connection with the renovation and construction of several branches and facilities;
ˇ Represented the Solomon R. Guggenheim Foundation in the drafting and negotiation of construction agreements related to the renovation and restoration of the Guggenheim Museum;
ˇ Represented the National Railroad Passenger Corporation (Amtrak) in connection with the proposed multi-billion dollar redevelopment of New York's Penn Station;
ˇ Represented an international real estate fund in the acquisition of interests in landmark New York properties including the Flatiron Building and the Chrysler Building, and in the acquisition, financing, and renovation of a multi-unit mixed use condominium property; and
ˇ Represented the owner of properties in Almaty and Astana, Kazakhstan, in the negotiation with Accor Group of contracts relating to the construction and management of hotels and associated licensing of the Novotel trademark.
