Parr Brown serves national and regional owners, developers, lenders and contractors in a wide range of commercial, office, retail, industrial, residential, recreational and mixed use developments.  It also enjoys a leading reputation for handling construction disputes in state and federal courts, and through alternative dispute resolution procedures.  Parr Brown provides legal counsel to individuals, businesses and governmental entities including land acquisition, contract preparation and negotiation, leasing, development, financing, and construction as well as related areas including municipal incorporation and annexation, subdivision, tax incentive and zoning issues.  Parr Brown’s Real Estate and Tax Departments also focus on tax structuring of real estate transactions and ownership entities.  Its services include counseling and assistance regarding the intricacies of development approval requirements and procedures, preparation and prosecution of applications and negotiation of development agreements, ordinances and obtaining governmental approvals.  Parr Brown’s real estate attorneys have extensive experience representing clients before local and state planning bodies and agencies, including hearings and administrative and judicial appeals. 

We also represent clients in a range of real estate litigation matters including real property tax reduction, breach of real estate contracts, boundary disputes, landlord-tenant disputes, foreclosures, land and real property appraisals and arbitrations, fraudulent transfers and brokerage commission disputes.

  • The Gateway: All acquisition, financing, redevelopment agency transactions for multi-use project consisting of 675,000 square feet of retail space, 350,000 square feet of office space, 482 residential units and two museum spaces.
  • ARUP Buildings:  Ground Lease, development, leases, all financing transactions, sale.
  • Myriad Genetics: Ground Lease, development, leases, all financing transactions, sale.
  • One Utah Center: Development, financing, major leases for 24-story office building, parking structure agreements with The Redevelopment Agency of Salt Lake City.
  • Summit County: Representation in connection with development agreements and related agreements for The Canyons (American Skiing, Inc.).
  • The Boyer Company: Representation in connection with master lease of Business Depot Ogden (Ogden Defense Depot).
  • Shopping Centers: Development, leasing and financing in connection with 20+ neighborhood shopping centers in Utah for various clients.
  • Medical Buildings: Development of McKay Dee Hospital (UT), St. Marks Hospital (UT), Evanston (WY), Denver (CO), Rancho Vistoso and Tucson (AZ), Mesquite (NV).
  • Redevelopment Agency: Representation of developers/owners for One Utah Projects : Center, Gateway, Business Depot-Ogden, South Jordan Town Center, Draper Crossroads, Draper Peaks, Micron.
  • K.C. Gardner Company, L.C./Arbor Commercial Properties, L.L.C.: Acquisition, land use approvals and financing for approximately 215 acre "brown-field" site (former silver smelter), Midvale, Salt Lake County, Utah. Price: Approximately $36 million.
  • The Boyer Company, L.C.: Acquisition and land use approvals for approximately 500 acres in Park City/Summit County, Utah. Price: Approximately $33 million.
  • The Boyer Company, L.C.: Transaction: Sale of $35 Million of retail development, part of The Gateway. Sale Price: Approximately $32 million.
  • K.C. Gardner, L.C.: Acquisition, land use approvals, financing and leasing of approximately 40 acre mixed use hotel, medical, office and retail development in Meridian, Ada County, Idaho.
  • Summit County Workout: The Canyons Ski Resort and surrounding development land.
  • The Boyer Company, L.C.: Acquisition, financing, leasing of Ogden Downtown Mall redevelopment project-mixed use office, residential and commercial.
  • Sports Capital, LLC Financing: Soccer Stadium for Real Salt Lake including private and public financing. Amount: $115 million.
