Stephanie DeLong has more than 17 years of business and legal experience in commercial real estate. Ms. DeLong focuses on acquisitions, finance, development and securitization, although her experience extends across all aspects of commercial property matters. She has handled hundreds of land acquisitions, development agreements, project financings, construction loans, syndications and mezzanine-lending transactions. She also has experience with government grants and incentives for corporate relocation, and has assisted with corporate mergers. Prior to joining Venable, Ms. DeLong worked for a Washington, DC, developer on the acquisition, disposition, development and financing of commercial projects. Representative Clients Ms. DeLong has extensive experience representing mortgage lenders and Fannie Mae regarding structured credit facilities and mortgage-backed securities. She represents lenders, developers and purchasers in connection with project dispositions and in all areas of finance. Significant Matters Ms. DeLong has served as counsel on the financing of pools of loans secured by multifamily properties located throughout the country. She has handled loans involving many types of properties, including seniors housing, military properties, student housing and manufactured housing. Her work has included: · swaps of more than $12 billion in Fannie Mae securities; · financing of more than $22 billion in negotiated credit facilities, including two of Fannie Mae's largest-ever structured transactions; · representing Fannie Mae in connection with change of ownership of Delegated Underwriting and Servicing (DUS) Lenders; and · re-writing all of Fannie Mae's multifamily loan documents. Ms. DeLong represented the developer of the new Securities and Exchange Commission headquarters in connection with the negotiation of easements involving air rights and local and federal governmental agencies. Activities Ms. DeLong has served as a mentor in the Mentors, Inc. program, and currently serves on the Mentors, Inc. Board of Directors. She is on the firm's Compensation Committee, the Diversity Committee and co-chairs the Financial Institutions Committee.
