(a) In conjunction with the client, we were able to have the Department of Housing and Community Development, Division of Codes and Enforcement, to revoke the City of San Clemente's Local Enforcement Agency (LEA) revoked due to the City's failure to properly administer the Mobilehome Park Act, Health & Safety Code section 18200 et seq., 2015
(b) Formed a Limited Equity Cooperative (501c3) comprised of mobilehome owners in Marineland Mobilehome Park located in Hermosa Beach followed by a purchase of the mobilehome park including with limitation, negotiations with the Seller, traditional and governmental financing for the purchase, the sale of memberships to the mobilehome owners, and obtaining all necessary governmental approvals., 2013
(c) Representing the owner of Healdsburg Mobilehome Park, the park was subdivided with all approvals, the park was updated to comply with Mobilehome Park Act, the residents were involved at all times, both regular and governmental financing was obtained for the residents, and all governmental approvals were obtained., 2009
(d) Formed a Limited Equity Cooperative for the residents of Seal Beach Shores Mobilehome to purchase the mobilehome park within which they owned and resided in mobilehomes. We handled all purchase and sale transactions, regular and governmental financial, and obtained all governmental agencies. , 2009
(e) Formed Capistrano Shores, Inc., a mutual nonprofit benefit corporation, comprised of 90 mobilehome owners. We assisted with the purchase negotiations, financing, governmental approvals (Coastal Commission, Department of Real Estate (now BRE), Department of Corporation (now DBO) and closing on this coastal mobilehome park for one-hundred million dollars ($100,000,000.00). , 2008
(e) From 2003 through 2009, represented Crews Development with four developments in land-use; governmental permits and sales approvals and documents.
(f) From 2006 through 2009 represented La Costa Resort in relationship to (i) lot line disputes with abutting property owners and (ii) offering of newly developed "fractional interest" properties
