Wilson Elser provides the knowledge, experience and counseling to successfully consummate real estate transactions. Our transactional real estate group handles a vast array of related matters, including acquisitions and dispositions. Whether our client is a seller or a purchaser in a sale/acquisition transaction of commercial/industrial properties, office buildings, retail facilities or residential properties, we have the experience, reputation and skills to guide them efficiently through the process.

We have particularly deep experience in leasing transactions. Our attorneys assist both landlords and tenants in connection with all types of leasing matters, including long-term ground leasing in connection with real estate development and warehouse and industrial facilities leases, space leasing with respect to commercial office buildings, retail leasing with respect to shopping center properties, and cellular communication leases.

Wilson Elser attorneys also advise on various mortgage loan and building and construction loan transactions. When lending institutions or borrowers require guidance and assistance with mortgage loan or construction loan transactions, we have the experience to guide them smoothly through the lending process to closing. We advise our clients on loan workouts and restructuring transactions. When loans go bad and become embroiled in litigation or bankruptcy, we assist in negotiating and drafting the loan workout and restructuring documentation in cases where the dispute is settled.

When necessary, we bring to bear our substantial experience as litigators in representing clients before state and federal courts on zoning and land use controversies as well as environmental and real estate matters. In light of the real estate industry’s continued integration with the capital markets and its increased vulnerability to litigation, we frequently collaborate with counterparts in our litigation- and corporate-related as well as Bankruptcy, Municipal/Local Government and Environmental services when it helps advance our clients’ objectives.
