Timothy M. Hughes' primary areas of practice are: commercial real estate transactions; land development; zoning, planning and land use; agribusiness and cooperatives; and commercial leasing.

Tim has extensive experience representing buyers, sellers, investors, developers and lenders in a broad range of commercial real estate transactions, land development and land use matters ranging from the purchase and sale of large-scale assemblages of agricultural lands and the development of utility-scale solar power generation facilities (i.e., solar farms), to the purchase and sale of regional shopping centers and retail neighborhood centers to planned residential communities, multi-family housing projects, office buildings, industrial/warehouse centers, medical facilities, golf courses and commercial out parcel sites, and assisting clients with the financing transactions associated with each. Tim's representation typically begins with site/project due diligence, contract negotiation and preparation and the handling of all aspects of land acquisition, including the issuance of title insurance, and continues with the procurement of land use approvals and entitlements such as water use/restoration permitting, rezonings, comprehensive plan amendments, transfers of development rights, wetzoning, concurrency approvals, commercial site plan applications and subdivision plats, as well as the planning and preparation of project governance documents. Tim also has broad experience representing agricultural, retail, office, and industrial landlords and tenants in commercial leasing matters including lease negotiation and preparation, landlord/tenant disputes, applications for ad valorem tax exemptions and ad valorem tax appeals. In addition, Tim has extensive experience representing governmental clients in negotiating contracts and providing general legal advice and counseling on matters such as the Sunshine Law and Public Records Law.
