Davis & Gilbert's role in handling New York City's largest retail, office and commercial leases on behalf of owners, landlords and lessees has earned the Real Estate Practice Group a ranking in the category Real Estate: Mainly Dirt.  For five consecutive years, the Real Estate Practice Group has been recognized by Chambers and clients praised the group as "a great firm doing quality work."  Practice group chair, Gerald Uram, is also recognized for the third consecutive year.  In addition, according to Crain's New York Business, Davis & Gilbert was responsible for ten of Manhattan's largest office leasing transactions for 2010, including eight transactions in the top twenty.

OUR PRACTICE
Our national reputation flourishes as clients in many major metropolitan markets turn to Davis & Gilbert to accomplish their real estate-related objectives that involve office, industrial and retail leasing, acquisition, disposition, development, financing and restructuring. We structure and advise on agreements relating to all real estate matters including joint venture and partnership agreements and brokerage, financing and construction agreements. We also represent clients in land use planning, cogeneration of electricity, telecommunications development and redevelopment matters together with related environmental matters.

TENANT REPRESENTATIONS

  • We have negotiated leases for the headquarters of the following companies: The Gap Inc., Polo Ralph Lauren Corporation, MONY, MasterCard, Commerzbank, Deutsche Bank, Fuji Bank, Neuberger & Berman, Dorsey & Whitney, Saatchi & Saatchi, Ogilvy & Mather, Grey Global Group, The Segal Company, J. Walter Thompson, Meredith Broadcasting, The Associated Press, Planned Parenthood, the National Football League, Natixis S.A. and Omnicom Group Inc.
     
  • We negotiated leases for the "flagship" locations of the following retail clients: Apple, Brooks Brothers, Gap/Banana Republic/Old Navy, Crate & Barrel, Williams-Sonoma, West Elm, Pottery Barn, Raymour & Flanigan, Ann Taylor and Men's Wearhouse.
     
  • We negotiated numerous real estate transactions (both dispositions and acquisitions) for Lehman Brothers Holdings, Inc. since it went into bankruptcy.
     
  • We handled restaurant leases on behalf of Michael Lomonaco (Porter House in the Time Warner Center); Marc Murphy (Landmarc at 179 West Broadway and the Time Warner Center); and the world-renowned chef David Bouley (Bouley and Danube restaurants).
     
  • We regularly handle leasing transactions for McDonalds, Boston Market, UBS Financial Services, Qdoba Mexican Grill, Raymour & Flanigan, Pret A Manger, The Gap, Banana Republic, Old Navy, Williams Sonoma, Pottery Barn, Conran's West Elm, Apple, Chico's, Bank of America and Chopard.
     
  • We represented Williams Communications in the leasing of its 225,000-square-foot switch facility in New York City.
     
  • We represented The Feil Organization in the negotiation of a 115,000-square-foot lease for a BJ's Wholesale Club in Levittown, New York.
     
  • On behalf of Clear Channel, we handled the lease of broadcast facilities and offices for LITE FM, the number one radio station in New York City.
     
  • We represented Apple Inc., in leasing its retail locations at GM Plaza on Fifth Avenue and on 14th street in the Meatpacking District.
     
  • We handled the leasing on behalf of the sponsor of the retail space and garage in connection with the conversion of the Manhattan House to condominium ownership

LANDLORD REPRESENTATIONS

  • We represented the landlord of the newly constructed 11 Times Square, in the leasing of approximately 400,000 square feet to the law firm Proskauer Rose LLP. When this lease was signed (May 2010) it was the largest new lease in New York City in the past two years.
     
  • We represented the owner of 7 Hanover Square, New York City, in the leasing of its building to Guardian Life.
     
  • We represented Equitable Life in UBS PaineWebber's 600,000-square-foot lease restructuring and Paul Weiss' 300,000-square-foot lease restructuring at 1285 Avenue of the Americas in New York City.
     
  • We represented the owner of 1177 Avenue of the Americas in all the leasing activities including, a substantial portion of the building to Price Waterhouse.
     
  • We handle leasing work for the Tishman Speyer real estate portfolio in New York City, including Rockefeller Center and the Chrysler Building. We also handle leasing on behalf of other landlords for the Trinity real estate portfolio and the owners of 230 Park Avenue, 444 Madison Avenue, 645 Madison Avenue, 1440 Broadway and many others.
     
  • We represented the landlord in the lease negotiation for the Balenciaga flagship location in New York City.
     
  • We regularly handle leasing for Vornado Realty Trust, SL Green Realty Corp., Monday Properties, Rockrose Development Corp., TF Cornerstone Inc., Westbrook Partners, Thor Equities LLC and SJP Properties.
     
  • We represented the owner of 720 Fifth Avenue in its net lease of the entire building.

PURCHASE AND SALES

  • We represented world-renowned chef David Bouley in the purchase and leasing of his New York City restaurants.
     
  • We represented Columbia Artists Management in the sale of its landmark building on 57th Street.
     
  • We represented the purchaser of two prominent office buildings in downtown Brooklyn, New York (241 and 250 Livingston Street).
     
  • We represented the seller in the sale of a building and land development in Ardsley, New York.
     
  • We represented MasterCard in the purchase and financing of its headquarters facility in Purchase, New York.
     
  • We represented the seller in the sale of a large office building on West 47th Street in New York City.

OUR COMMITMENT TO DIVERSITY

OUR GOALS
Davis & Gilbert’s Diversity Committee is itself diverse and includes male and female attorneys of
different races, religions, national origins and sexual orientations. The Committee also comprises full and part-time attorneys of all seniority levels and from various practice groups. Its mandate is to review the firm’s existing diversity practices and recommend specific, realistic strategies and policies for enhancing and strengthening the firm’s diversity efforts. The co-chair of the Committee serves on the firm’s Management Committee, and his active and ongoing participation ensures a commitment by senior-level firm management to continued progress in cultivating a diverse workplace.
 
OUR FOCUS
The Diversity Committee meets regularly to discuss both industry and firm initiatives, to consult with diversity experts, and to implement plans that will promote diversity goals. The Committee’s work focuses on such areas as:
·         Recruiting Talent: Increasing opportunities to hire minority, women, LGBT and other diverse attorneys.
·         Retaining Talent: - Facilitating access to clients, assigning matters, and supporting professional development opportunities, all in a fair manner, to ensure that all attorneys, including diverse attorneys, have an equal opportunity to thrive within the firm.
- Strengthening policies that allow for family-friendly work arrangements.
·         Coordinating Greater Community Outreach: Supporting and actively participating in key bar and legal associations, business organizations and community groups that are focused on specific diverse constituencies or general diversity goals.
 
OUR WOMEN’S INITIATIVE
Davis & Gilbert has an ongoing Women Attorneys’ Speaker Series during which prominent women attorneys speak to the firm’s women lawyers about their unique career paths, professional experiences and a variety of different topics including work-life balance, opportunities for flex-time arrangements, rainmaking and professional development. The program’s first speaker was a senior woman partner who has been with the firm for more than 50 years and who was a member of the firm’s Management Committee and a prior chair of the litigation department. Since then, we have had a number of female attorneys from both the public and private sectors present.
 
Davis & Gilbert retained Lauren Stiller Rikleen of the Bowditch Institute for Women’s Success and author of the book Ending the Gauntlet: Removing Barriers to Women’s Success in the Law to conduct three workshops for women counsel and associates. These workshops were designed to help women lawyers position themselves as a “go to” lawyer, generate business, cultivate mentoring relationships and balance work with family, and thereby achieve greater career success.
 
OUR DIVERSITY EVENTS
Davis & Gilbert has an ongoing commitment to educate our attorneys in the areas of diversity and inclusion. The firm has a “Lunch & Learn” series during which speakers present on a variety of diversity-related issues, laws and initiatives within both the legislature and the community at large.
 
OUR INVOLVEMENT
Davis & Gilbert encourages and supports attorney involvement in professional and community-based diversity organizations. Below are just a few examples of the many ways the firm and our attorneys participate in these organizations.
·         The firm is a member of the Minority Corporate Counsel Association’s Firm Affiliate Network,
pledging a commitment to MCCA’s 10 Basic Principles of diversity and inclusion, and
establishing a partnership with MCCA in order to advance the hiring, retention and promotion of
diverse attorneys. The firm uses the MCCA job board as a resource for diversity hiring, and
uses its resources and materials to facilitate the promotion of best practices in diversity. Our
attorneys have access to the career center, professional development initiatives and mentoring
opportunities available through MCCA.
·         One of our partners is the former Co-Chair of the Board and current Board member of the Empire State Pride Agenda (ESPA), a New York statewide civil rights organization committed to achieving equality and justice for lesbian, gay, bisexual and transgender (LGBT) New Yorkers and their families. Davis & Gilbert is a yearly sponsor of ESPA’s annual Fall Dinner fundraiser event.
·         Davis & Gilbert is a longstanding participant in the New York City Bar Association’s Minority Fellowship Program. The Fellowship Program is a highly competitive summer employment program that partners law firms, corporate law departments and government agencies with high-achieving first-year minority law students from New York City-area law schools.
·         Davis & Gilbert has been a supporter of the New York Women’s Foundation (NYWF) annual “Celebrating Women” breakfast. The NYWF helps low-income women and girls in the five boroughs achieve sustained economic security through expanded opportunities.
·         The firm has a long history of supporting Sakhi for South Asian Women, an organization
            devoted to combating domestic violence within the South Asian community in the
            New York metropolitan area. The firm provides both pro bono legal services
            and financial sponsorship and support to Sakhi and was honored at their
           2012 annual Gala as the first recipient of the newly-created Visionary Supporter award.
·         Davis & Gilbert sponsored a “Read-Aloud” program in conjunction with Learning Leaders, in a public school in Harlem. More than 30 lawyers visited the school to read to second graders and the firm donated numerous books, all for the purpose of exposing minority and other students to the legal profession.
·         For several years, Davis & Gilbert has partnered with the Justice Resource Center through their MENTOR program in the New York City-wide Moot Court/Mock Trial annual competition for high school students. The Justice Resource Center offers programs that educate students on the law, the legal process and the fundamental values upon which the law and legal process are based. Through the MENTOR program, our attorneys act as coaches and mentors to students from Murry Bergtraum High School, a public high school in lower Manhattan, introducing the students to the legal community and law-related professions and preparing the students to compete in the Moot Court Competition and the Mock Trial Competition.
