Kilpatrick Stockton's Real Estate Practice is anchored by attorneys with primary commercial real estate practices in multiple offices throughout the United States. The Real Estate practice serves the needs of client banks and other financial institutions in commercial lending transactions involving real estate, clients in the real estate industry, and clients engaged in real estate transactions incidental to other businesses¿in acquisition, development, zoning and entitlement, debt and equity financing, ownership, management, leasing, and disposition of all types of commercial real estate, as well as capital formation for real estate investment.
The firm is also a leader in the area of government acquisition of real estate for major federal headquarters and facilities. Our clients in these transactions include real estate brokers and consultants, major real estate developers, building and site owners, construction contractors and managers. We also provide representation for federal agencies in the design and implementation of real estate procurements. Our assistance includes obtaining financing, statements of lease, and novations of government leases and contracts; and handling analysis, negotiation and preparation of responses to solicitations for offers and requests for proposals¿including site acquisition, advanced acquisition programs, and direct federal construction. Additionally, we support clients in negotiation with the General Services Administration for leases of full buildings as headquarters and regional sites for federal agencies on a sole source basis or by full and open competition, as well as renewals, extensions and sole source negotiations.
Some of our representative transactions include advising national banking associations, agencies and investment banks in the origination nationwide of over $1billion in commercial real estate loans for placement in the commercial mortgage-backed securities market; and representation of affiliates of ING Investment Management, LLC in the origination nationwide of over $825 million in conventional portfolio commercial real estate mortgage loans.
