Nick Talvacchia, a partner at Cooper Levenson, P.A., serves as Chair of the firm’s Land Use Practice Group. He has been practicing law since 1988.
He focuses his practice on land use, real estate development, redevelopment, environmental matters, and economic incentives.
Nick advises a diverse range of clients-including developers, regulatory agencies, healthcare institutions, casinos, hotel operators, and school boards-guiding them through the process of securing developmental approvals, negotiating redevelopment agreements, and tax and other incentives for a wide variety of projects.
Practice Highlights:
Nick represents national and local companies and individuals in obtaining local zoning and State environmental approvals for residential, casino, hotel, retail, restaurant, healthcare and telecommunications projects throughout New Jersey.
Some projects for which he has obtained approvals include:
•$35.5 million ocean pier and retail entertainment project
•86,000 square foot national chain (outdoor hunting, fishing, boating) retail facility
•$2.3 billion, 6.3 million square foot oceanfront entertainment resort
•Various health related office parks
•Major home improvement store
Nick assists his clients in obtaining redevelopment approvals and tax incentives.
He negotiates agreements for redevelopment projects with the New Jersey Economic Development Authority (EDA), the Casino Reinvestment Development Authority (CRDA) and local governments for redevelopment agreements and property tax incentive agreements.
He has obtained funding for his clients and a multitude of substantial tax incentives for development projects.
Some of his approvals include:
•$38.4 million in Economic Redevelopment and Growth (ERG) incentives for an entertainment complex
•$33 million in Grow New Jersey tax credits for a call center
•$261 million tax incentives for a resort hotel
•$5.2 million tax incentives for restaurant/retail complex
•$4.8 million tax incentives for a retail and health club facility
•$5 million incentive for a high tech company to relocate to Atlantic City

•Nick was named to the 2022, 2023, 2024, and 2025 Real Estate Industry ROI-NJ Influencers list.
•Atlantic Cape Community College recognized his outstanding service to the college as a Trustee and Board Chair, from 2001 to 2013.
•Recognized in 2002 by the State of New Jersey by the 2nd legislative district for making a significant contribution to improving Atlantic County and for demonstrating dedication to others through his community service.

•Nick has served as a member of the Board of Trustees of Atlantic Cape Community College (2001-2013), as Chair (2009-2011), as Vice Chair (2007-2008), and Treasurer (2005-2008).
