Biography

Paulina Walczewska focuses her practice on real estate transactions involving asset and share deals. She brings experience from a range of real estate sectors including offices, warehouses, shopping centers, PRS, wind farms, photovoltaic farms and greenfield. Across these sectors, Paulina covers a broad spectrum of legal aspects including permits, construction, leases, financing, title, and corporate matters. She has cooperated and negotiated with public authorities regarding administrative procedures related to these projects.

Experience: Representative Matters: Participated in the work for Eastnine AB, a Swedish real estate company, in connection with the acquisition of the Warsaw Unit office building located in the Wola district of Warsaw from Ghelamco. The transaction value was EUR 280 million, which makes it the largest office transaction in Europe in 2024.; Participated in the work for Generali Real Estate, managed by Generali Investments CEE in connection with the acquisition of Dom Dochodowy, the historic retail and office building located in the heart of Warsaw from mLeasing.; Participated in the work for Merity, a sister company of Trigea Real Estate Fund specialized in development projects, in connection with the acquisition of a real estate property located near the S8 motorway near Warsaw. Advising on the transaction also included negotiating and signing an agreement with the developer - Panattoni - for the development and management of the proposed multi-phase logistics project.; Participated in the work for Eastnine AB, a Swedish real estate company, in connection with the acquisition of the Nowy Rynek E office and service building in Poznan from Skanska. The value of the transaction was approx. EUR 79 million.; Participated in the work for Merity Funds, a sister company of Trigea Real Estate Fund specializing in development projects, in connection with the acquisition of a real property located in Gliwice. The development will consist of two buildings with a total GLA of approx. 60,000 sqm on approx. 12 ha of land.; Participated in the work for Ghelamco in connection with the sale of the Crowne Plaza and Holiday Inn Express hotels located in The HUB complex in Warsaw to the French real estate fund Corum XL managed by Corum Asset Management.; Participated in the work for several investors on sales and acquisitions of wind farms and photovoltaic projects in Poland.; Participated in the work for the Corum XL fund managed by Corum on the acquisition of an office building in the Nowy Rynek complex located on the former site of Poznan's central coach station.; Participated in the work for Cavatina Holding on the sale of a partial stake in the joint venture company holding the Chmielna 89 office building in Warsaw to Madison International Realty.; Participated in the work for PATRIZIA Frankfurt Kapitalverwaltungsgesellschaft on the sale of the Le Palais office building located on Prozna Street in Warsaw.; Participated in the work for Futureal Investment on the acquisition of the Bemowo shopping center from Bainbridge Poland.; Participated in the work for BentallGreenOak on the acquisition of a portfolio of logistics parks in Poland from Panattoni Europe investors.; Participated in the work for Cornerstone Investment Management sp. z o.o. on the acquisition of a portfolio of offices located in Warsaw.; Participated in the due diligence of a chain of shopping malls in Poland.; Participated in the work for ING Bank Slaski S.A. on financing an acquisition of warehouses in Poland.; Advised on a pro bono case for the Julian Kulski Foundation on erecting the J.
