Sam Michael Stepanovic

Sam Stepanovic represents clients in commercial real estate transactions, including acquisitions, dispositions, and leasing matters across multiple states. He works with property owners, developers, and tenants in office and retail sectors, as well as long-term care providers managing large facility portfolios.Sam handles a wide spectrum of real estate transactions, from initial negotiations through closing. He drafts and reviews purchase and sale agreements, commercial lease agreements, deeds, and easements. His practice includes preparing corporate documents necessary for real estate transactions, such as resolutions, operating agreement amendments, and articles of organization. Sam also reviews loan and guaranty agreements for property refinancing and conducts due diligence investigations for portfolio acquisitions.In his leasing practice, Sam represents both landlords and tenants in commercial lease negotiations and documentation. He has drafted lease agreements for retail shopping centers with hundreds of tenants and advises clients on office and retail space leasing matters

Experience: Representative Matters:

Reviewed loan and guaranty agreements each in amounts over $1 million for 20+ property portfolio in preparation for refinancing.

Led a commercial office space purchase transaction from initial negotiations through closing, coordinating with clients, seller's counsel and brokers, financial and municipal entities.

Prepared ancillary documents for real estate transactions, including corporate resolutions, amendments to operating agreements or bylaws, and articles of organization.

Drafted lease agreements on behalf of a major retail shopping center consisting of over 240 tenants in Columbus, Ohio.

Led due diligence investigations for large portfolio deals consisting of over 30 long-term care provider facilities.
