Many commercial contracts have provisions regarding both real property (land) and personal property.

For example, in a basic franchisor/franchisee relationship, the franchisee may not only have acquired temporary rights to the franchisor's business concept but may, in fact, be leasing its land, building, and even its computer software from the franchisor. When business deals do not go as planned, unwinding the leases for real or personal property can lead to protracted legal disputes.
